What is a mortgage workout?

A mortgage workout is a general term that many people use to describe any number of solutions that can be used to save your home. A mortgage workout can include forbearance, repayment, mortgage modification, or even bankruptcy.

Sometimes, when you are trying to save your home, we have to look at a number of different options. We may start by requesting a forbearance then pivot to repayment. If that’s not feasible, we may look to at mortgage modification.

In any workout, we try to use your goals as our guide. Some people want to keep their house. Others don’t. If your main concern is the debt and not with keeping your house, we can look at other options such as a short sale, deed in lieu of foreclosure, or Chapter 7 bankruptcy.

What is the Pennsylvania mortgage foreclosure diversion program?

Many counties in Pennsylvania have implemented foreclosure diversion programs to assist borrowers in finding ways to avoid foreclosure. Sometimes this is called “foreclosure diversion”. Other times it’s referred to as “mortgage conciliation”. In either case, it normally involves a meeting between the lender and the borrower to reach a workout and avoid foreclosure. Potential outcomes of a conciliation conference include:

  • loan modification
  • repayment agreement
  • forbearance agreement
  • short sale, or
  • deed in lieu of foreclosure.
